Design Package
Floor plans, elevations, RCP, finish schedule, and a fixed-fee construction proposal before a single demo cut.
Whole-home renovations across San Diego, La Jolla, Pacific Beach, Del Mar, Encinitas, Poway, and Rancho Bernardo. Walnut millwork, stone slabs, wide-plank flooring — sourced and detailed in-house.
Most San Diego remodels go sideways at the seams — the seam between the architect and the contractor, the seam between the cabinet shop and the tile setter, the seam between the original scope and the change orders that quietly add 30% to the bill. Lieon Housing eliminates the seams. Design, millwork, stone fabrication, finish carpentry, lighting, electrical, and project management all sit inside the same studio. One project manager owns your timeline. One crew owns your house.
Our work runs across San Diego County: oceanfront La Jolla and Del Mar primary residences, Pacific Beach beach-house renovations, Encinitas ranch-modern reworks, Poway and Rancho Bernardo estate remodels, and the older bungalows of Mission Hills, North Park, and Point Loma where every wall opening is a structural decision. Wherever you sit on that map, you get the same studio standard — the same finish carpenters, the same plaster crew, the same stone fabricator we've worked with for years.
Down-to-studs and reskins. We handle the structural work, the floor plan reorganization, and the full finish package — flooring, walls, ceilings, cabinetry, stone, plumbing fixtures, and lighting — as one continuous design. The result reads like a single home, not a collection of recently-renovated rooms.
Bedroom, bath, closet, and the millwork that ties them. Walnut paneling, fluted plaster, integrated lighting, and continuous stone runs from vanity into shower. Particularly common across our La Jolla, Del Mar, and Rancho Santa Fe projects.
Open-concept reworks, structural beam work, fireplace rebuilds with stone slab surrounds, custom built-ins, and the wide-plank European oak flooring that has become the Lieon Housing signature.
Built in our shop, not picked from a catalog. Walnut, white oak, rift-cut, fluted, paneled — every cabinet, vanity, library, and built-in is drawn, fabricated, and installed by our team to a half-millimeter reveal.
Slab selection at the yard with you. Wide-plank European oak and rift-cut flooring runs sourced as a single batch. Architectural lighting layouts coordinated with the millwork — track, recessed, sconce, and pendant working as one system.
Floor plans, elevations, RCP, finish schedule, and a fixed-fee construction proposal before a single demo cut.

Custom cabinetry, paneling, libraries, and built-ins fabricated in our shop — not subcontracted.

Lieon Housing renovates homes throughout the City of San Diego and the surrounding coastal and inland communities. Different neighborhoods, different soils, different historic overlays — same studio standard.
Mission Hills, North Park, Point Loma, Hillcrest, and Kensington remodels — including historic Mills Act reviews and the structural realities of pre-1950s framing.
Coastal-zone home remodels in Bird Rock, Muirlands, Soledad, and the Village. View-corridor planning, Coastal Development Permits, and the kind of finish carpentry La Jolla buyers expect.
Beach-house renovations on the alley grid — salt-air-resistant materials, indoor-outdoor flow, and the rooftop integrations PB lots are uniquely suited to.
Hillside and bluff-top home renovations. Hillside Overlay compliance, view-protection coordination, and the deep stone-and-walnut palette Del Mar interiors are known for.
Cardiff, Leucadia, Olivenhain — ranch-modern reworks, surf-shack reskins, and ground-up additions tied into existing structures.
Estate-scale remodels on Old Coach, Heritage Estates, and the larger inland lots — including septic, well, and propane coordination where applicable.
Master-planned community remodels, full HOA design-review packages, and Bernardo Heights and Westwood whole-home renovations.
Whole-home renovations in historic Mission Hills — preserving period detail while upgrading layouts, MEP systems, and finishes to current standards.
Escondido whole-home transformations — opened plans, expanded primary suites, and architectural exterior updates on inland lots.
Bonita and South Bay home remodels — family-scale renovations with durable materials, indoor-outdoor flow, and turn-key delivery.
Fallbrook estate-scale remodels — custom millwork, stone, barn-conversion work, and full exterior architecture suited to acreage properties.
Whole-home remodeling in San Diego’s luxury markets requires more than a contractor — it requires a single design-build team that can carry the same architectural language from front door to back patio. Lieon Housing remodels homes across San Diego, La Jolla, Del Mar, Mission Hills, Escondido, Bonita, and Fallbrook, with one project manager, one accountable crew, and one signature aesthetic running through every room.
Our whole-home remodels typically include layout reworks, custom millwork and cabinetry, stone and wide-plank flooring, kitchen and bathroom rebuilds, full MEP upgrades, and architectural exterior work — all coordinated through a single design package, fixed-fee proposal, and weekly walk-through. There’s no handoff between trades, no missed seam between the kitchen we built in your Mission Hills home and the primary bath upstairs.
Luxury San Diego homeowners come to Lieon Housing because we treat a whole-home remodel as a single composition, not a sequence of disconnected jobs. Whether you’re updating a Mission Hills bungalow, modernizing a La Jolla coastal home, opening up a Bonita ranch, or reskinning a Fallbrook estate, the finish standard stays the same — magazine-grade, turn-key, and warrantied. That’s why we’ve become a first call for whole-home remodeling across San Diego County.
San Diego whole-home renovations at the Lieon level typically run $400–$700 per square foot all-in, with coastal La Jolla and Del Mar projects landing toward the upper end because of view-protection, hillside foundations, and the finish standard those zips demand.
For a true whole-home renovation — no. For a phased remodel, yes, and we plan dust walls, temporary kitchens, and contained work zones around your daily life. We discuss this on the feasibility walk so the answer is real, not optimistic.
Most whole-home Lieon projects close between 16 and 36 weeks of construction once permits issue, depending on size, structural scope, and finish complexity. Permits add another 8–14 weeks on top in most San Diego jurisdictions.
Either path works. Lieon Housing has an in-house design team that handles most of our projects end-to-end, and we partner cleanly with outside architects when the homeowner already has a relationship.
